    GENERAL OVERVIEW OF LAKE WYLIE

Lake WylieCharlotte workers who like to get away from the bustle of in-town life after a long day at work might want to consider the resort like lifestyle found in the Lake Wylie area, which starts in the southwest corner of Mecklenburg County and extends across the S.C. state line into York County and northward into Gaston County. The lake was created in 1904 and named for Dr. W. Gill Wylie, who helped persuade his patient, J.B. “Buck” Duke, to dam the Catawba River to generate hydroelectric power. The move sparked a wave of textile manufacturing in Mecklenburg, Gaston and York counties.

The community of Lake Wylie is not an incorporated city, but a collection of neighborhoods and businesses around the lake’s 327-mile shoreline. If you are looking for a Lake Wylie home for sale, or Lake Wylie real estate agent, Realtor / broker or a Lake Wylie builder, Carolinas Metro Realty and our real estate professionals welcome the opportunity to help you in your property search. Our real estate Agents / Realtors will provide MLS listings and help you find the home of your dreams whether you are looking for a waterfront, waterview, inland real estate property, a lot, home site, land or acreage for sale. If you wish to build new home our agents can always recommend a reputable builder in Lake Wylie or greater Charlotte area.

Lake Wylie lakefront and lakeview homes for sale, as well as water front and water view lots and new home sites are available for sale, rent and lease with option to purchase. Lake Wylie waterfront communities include Tega Cay SC, Fort Mill SC, Rock Hill SC, Clover SC and Gastonia NC. Lake Wylie lakefront neighborhoods include River Hills, Palisades, The Sanctuary, Harbor Estates, Creekshire Village, Creekshire Estates, Riverpointe, Tega Cay, Heron Harbor, Lakeshore, The Landing, Carolina Coves, Wylie Landing, Woodland Bay, Windswept Cove, Misty Waters among others. If you are not ready to buy or build a new home yet, CMR relocation agent can assist you in finding temporary home whether you want to rent, lease, or lease with option to purchase.

River Hills, on S.C. 49, is one of the most established neighborhoods in the area, with luxury homes ranging from a condominium to a single family home worth well over $2 million. The neighborhood of cedar and cypress-framed single-family homes includes a gated entry, tree-lined streets, an 18-hole golf course, tennis courts and a covered-slip marina. Tega Cay, another established upscale lakeside community, is off I-77 and Gold Hill Road on a peninsula of Lake Wylie in South Carolina. The neighborhood was begun in the 1970s and was originally modeled after a Polynesian resort. It includes a 27-hole golf course and marina. The Mecklenburg side of the lake is seeing major growth in new construction through the development of the Palisades, the Sanctuary and Berewick. Endorsed by Audubon International for maintaining the natural beauty of the land, the Sanctuary is spread out over 1,300 acres near McDowell Park. The development features lots for sale ranging from two to more than 13 acres. Twenty miles of nature trails traverse through the community, which also offers 200 acres of natural areas. The Camp is the Sanctuary’s lakefront community center with swimming pools, tennis courts, a fitness center, kids’ room, playground, picnic areas and boating center. Home sites at the Sanctuary are ranging from $300,000 to $2 million, and 20 million-dollar for existing and new homes.

Lake Wylie Berewick covers 1,050 acres in southwest Charlotte and is a mixed development of offices, shops and multifamily housing in its town center, with single-family home nearby. South of N.C. 49, the Palisades is a 1,500-acre development with a Nicklaus Design championship golf course, country club, equestrian center, soccer complex and trails. Homes at the Palisades range from the $300s to luxury homes worth more than $2 million. At the intersection of N.C. 49 and N.C. 160, River Gate will be home to a Home Depot, Super Target, grocery store and other shops and restaurants. Located a mere 20 minutes from Charlotte, The Landing offers a peaceful atmosphere of nature and waterfront (lakefront, water front) or waterview (lakeview, water view) living in addition to its walking trails and park. The Shoppes at the Landing is a mixed-use development of retail, condos, townhouses and townhomes.

There is plenty of new construction on Gaston County’s Belmont peninsula, including new homes in Reflection Pointe, a waterfront development that features a clubhouse, pool, tennis courts, trails and boat slips.Today, the residents of this area have come together in lieu of a city government to preserve and improve the vacation atmosphere that comes with living on the lake. The Lake Wylie Chamber of Commerce has been a strong force in this unincorporated area, rallying to bring businesses to the area, regulate growth and acquire government dollars for infrastructure improvements.

On the Mecklenburg County side of Lake Wylie is McDowell Park, located on N.C. 49. The park offers a sweeping view of some of the most scenic areas of Lake Wylie accessible by car. The 1,108-acre, county-operated nature preserve offers hiking, camping and a nature center with educational programs for kids and adults. Daniel Stowe Botanical Garden is located on 450 acres on South New Hope Road in Gaston County. The property is the former home of Daniel Stowe, a textile businessman who gave the property, along with $14 million, to establish an endowment to develop the garden. Currently, 110 acres have been developed, but operators have plans to develop the entire property into one of the premier gardens of its kind in the country. The garden features a grand, 13,500-square-foot visitors’ pavilion and themed gardens filled with plants that thrive in Piedmont soil and weather, accented with a dozen sparkling fountains and canals. The garden is open seven days a week.

Distinct seasonal changes not only enhance the Lake Wylie area's beauty, but also allow for recreation to be an integral part of the Lake Wylie lifestyle. On the Fourth of July, Lake Wylie is a popular place to see a patriotic display of fireworks. Boats assemble near the bridge and landlubbers park their cars nearby to see the colorful display. During Christmas, boaters decorate their rigs with lights and wreaths for the annual Christmas boat parade. The leisure and excitement of lakeside living, a small-town atmosphere and convenient proximity to regional commercial and cultural centers make Lake Wylie the perfect setting to live and do business.

If you plan to go boating or skiing, check the safety regulations imposed by the Lake Wylie Marine Commission. Among other things, the rules require a third person aboard each boat pulling a skier (the third person serves as an observer) and set restrictions on blood-alcohol content for water skiers.

Many educational options are available to children in Lake Wylie area. There are public schools that are free, and private schools that don't receive funding from the state and charge tuition. Additionally, there are charter schools - liberated from some of the traditional school regulations, and magnet schools that have a particular focus, such as art or technology. Camp Thunderbird, a YMCA-operated summer environmental camp, attracts hundreds of school-age children for fun and learning.

There are several religious institutions in and around Lake Wylie and Charlotte area. The birthplace of Billy Graham, Charlotte was and still is locally known as the "The City of Churches." In recent decades, Judaism has thrived in Charlotte and the Carolinas. Over the past 10 years, the Jewish population of the Charlotte region including Lake Wylie has grown by at least a one-third to an estimated 10,000 to 12,000 individuals.

Duke Energy has control over construction of docks, dredging, even removing vegetation in its shoreline strip, so if docks are important to buyers permits have to be in place before lots are sold.

Duke Energy lake rules can be found at www.duke-energy.com/lakes, to Lake Management, and then to the Shoreline Management Plan link. Go to Catawba-Wateree
SMP and then Shoreline Management Guidelines. Questions and requests for dock permit applications should be directed to Duke Energy Lake Services at 800-443-5193.

In addition to the rules governing the shoreline, there are state and, in some cases, county rules about what can be done just above it, in a buffer zone that uses vegetation as water-quality protection. At lakes Norman, Mountain Island and Wylie, the state says the buffer must be at least 50 feet. On the York County side of Lake Wylie, the buffer is also 50 feet.

In Mecklenburg, the state minimum is observed, but the buffer requirement may be as much as 100 feet, depending on where the property is on the lake or whether it’s in a development that sets its own rules above the 50-foot minimum.

No structures - pools, decks, sidewalks or anything else - can be built in the buffer. Cutting trees or otherwise changing the vegetation is subject to certain rules. For Mecklenburg, those rules are found at http://stormwater.charmeck.org, under Brochures/Publications. Look for Protecting Water Quality in Charlotte-Mecklenburg's Three Lakes.

For Lincoln, Iredell and Gaston, they're at http://h2o.enr.state.nc.us/nps/catawba.htm. Look under Catawba River Basin Riparian Buffer Protection Rules Fact Sheet. And for York County, go to http://www.yorkcountygov.com and look under Department List for Planning and Development. On the right, you'll find River Ordinance FAQs.

Environmental specialists are happy to field questions about the buffer. For Mecklenburg's part of Lake Norman, that's Water Quality Specialist Michael Burkhard at 980-722-5779. For Mecklenburg's part of lakes Mountain Island and Wylie, call Water Quality Supervisor David Caldwell at 704-336-5452.

For the Iredell, Lincoln and Gaston areas of the lakes, call Alan Johnson or Erin Fogarty at the Mooresville office of the N.C. Department of Environment and Natural Resources' Water Quality Division, 704-663-1699. And in York County, you can address questions to the county's Web site or to the county's residential zoning department at 803-909-7240.

In addition to dealing with the lakeside requirements, homebuyers pay a premium for waterfront homes. It's $200,000 to $500,000 more than inland. Waterfront homes on Wylie are in the range of $300,000 to $2+ million and on Lake Norman $400,000 to over $4 million.

Lake Wylie waterfront community includes Charlotte NC, Tega Cay SC, Fort Mill SC, Rock Hill SC, Clover SC and Gastonia NC. Lake Wylie lakefront neighborhoods include River Hills, Palisades, The Sanctuary, Harbor Estates, Creekshire Village, Creekshire Estates, Riverpointe, Tega Cay, Heron Harbor, Lakeshore, The Landing, Carolina Coves, Wylie Landing, Woodland Bay, Windswept Cove, Misty Waters, and many others.

05/19/2008 Charlotte is the best place to live in America according to Relocate-America.com
Posted by Yuriy Vaynshteyn

I feel that all of us in the real estate business have been drenched by fear that the negative media spreads like wildfire. I want to point out that there is positive news that isn't getting as much press.

For example, take worker productivity in the U.S. It jumped by 2.2 percent in the latest quarter - and that was on top of a 1.8 percent gain the quarter before. Why is that significant for real estate? Because rising productivity generally points to lower inflation, and lower inflation fears help keep interest rates low helping buyers!

In addition, Charlotte, N.C., leads Relocate-America.com's annual ranking of the top 100 cities. Apparently, there's just something about North Carolina. For the second year in a row, America's best city in which to live lies within its borders, according to Relocate-America.com's annual list.

This year, Charlotte, NC is in the top spot, the site announced late last week. Last year's winner was Asheville, which slipped to No. 7 on this year's list.

"North Carolina is very active on our radar," said Steve Nickerson, president and CEO of HomeRoute. "It continues to get a flood of interest from all over."

HomeRoute is the real-estate firm that operates Relocate-America.com, a source of community information and real-estate resources for people who are relocating. Each year, the site ranks the top 100 places to live in the country.

Areas need to be nominated on the site in order to be eligible for the list; more than 2,000 were nominated this year, Nickerson said.

The oldest Lake on Catawba River, Catawba Lake, currently one of 11 lakes in the Catawba River chain, was created in 1904 and later renamed after Dr. W. Gil Wylie, one of the co-founders of Catawba Power Co., a predecessor of Duke Energy.

The Buster Boyd Bridge that connects the North and South Carolina side of Lake Wylie was built in 1923, rebuilt in 1961 and widened in 2005. Today, the bridge is home to marinas and The Palisades Boat Club.

In the mid 1900s much of the land on Lake Wylie near what is now The Palisades (see my other post on Palisades and HomeArama 2008 at The Ranch) was largely clear-cut and harvested for timber, and much of the original natural vegetation was lost. Fortunately, reforestation took hold with original species remained intact.

In the late 20th century Lake Wylie became popular as a backyard retreat for Charlotte residents. At that time, Lake Wylie was best known for local recreation and became a favorite spot for boating and some of the Carolina’s best fishing.

As Charlotte emerged as one of the fastest-growing metropolitan areas in the country in the 2000s and demand for new homes and land began to surge, Lake Wylie became one of the most popular areas for new construction. Located only minutes from uptown Charlotte on Route 49, Lake Wylie became the area of the most desirable in the region to live and work.

If you looking for an area to relocate to with a mild weather, active lifestyle, and close to urban area and international airport, Lake Wylie must be on your short list of destinations. Visit our web site http://LakeWylieHomePages.com for relocation assistance, search homes and properties for sale, and additional information on Lake Wylie, Fort Mill, Tega Cay, Lake Norman and Charlotte.

05/03/2008 Considering a Waterfront Lot on Lake Wylie?
Posted by Yuriy Vaynshteyn
Restrictions play a big part in the price and use of a lot. Lake Wylie restrictions can be complicated considering that the jurisdiction of the lake falls under two states, three counties, eight cities or municipalities, as well as the federal Army Corps of Engineers and Duke Power. Depending on the area and jurisdiction, the buffer (required space between the lake and any building) may be 50', 100', or even 200' from the 570 line.

Be careful not to make costly mistakes resulting from not knowing the lake or restrictions. For example, a lakefront home may have an outstanding view, but insufficient water frontage to meet minimum requirements for a dock. Or, a lot may be on a beautiful point with water on three sides, but because of set backs there may not enough room to build a house or install an adequate septic system. In another case, a property may be in an area of the lake that is shallow or has a shoal and difficult to maneuver when the water is lower than optimum level. Knowledge of these considerations is critical!

When buying or selling waterfront real estate, it is best to work with a real estate agent who specializes in lakefront property. An experienced waterfront agent will be familiar with the conditions in each area of the lake, will be very knowledgeable about Duke Power's Shoreline restrictions, and will be able to guide you through each consideration unique to lake property.

So when you're ready, call the specialist - Luda & Yuriy Vaynshteyn @ 704-405-0634 or visit us online at http://CarolinasMetro.com/ or http://123charlottehomes.com/.

04/06/2008 Lake Wylie - General Facts
Posted by Yuriy Vaynshteyn
Lake Wylie is a man--made lake located in North Carolina and South Carolina. The lake covers a surface area of about 13,400 acres has 325 miles of shore line. Lake Wylie is located in three different counties: York (SC), Gaston (NC), and Mecklenburg (NC). The unique diversity in the three counties offers potential residents a wide variety of lifestyle choices. Tega Cay, Fort Mill, Rock Hill, Lake Wylie, Belmont, and southern Charlotte have different "personalities", different school opportunities, variety in shopping and amenities.

Lake Wylie is one of eleven lakes on the Catawba River, the second oldest lake in the Catawba River Chain. The Catawba River Chain of lakes is operated as a system by Duke Power, with water being moved around each lake as needed by the power company.

The Catawba Nuclear power plant is located on the south-western part of the lake, and draws its cooling water from the lake. On the northern part of the lake (west of Charlotte), the Allen Steam plant also draws its cooling water from the lake.

Because lake levels are managed by the power company, Lake Wylie generally does not experience radical fluctuations in lake water levels.
